Are unit owners entitled to attend condo board meetings?

No one, other than a director, is entitled to attend condominium board meetings, without the invitation of the board. Often times, information that is discussed at board meetings is private information that unit owners do not have a right to be made privy to, in accordance with the Condominium Act, 1998

Directors may consider inviting a unit owner to a board meeting to discuss a particular issue that the unit owner may have, but the unit owner should be requested to leave the meeting once the issue has been discussed.

Unit owners have a right to examine the minutes of the board meetings, and accordingly, these minutes should accurately reflect the resolutions made at the meeting. The minutes do not need to relate to the discussions held at the meeting. Before providing the minutes to a unit owner, the minutes should be redacted to ensure that information that is confidential, including information relating to other units and unit owners, is not made available.
