A meeting of directors must take place in person, unless your condominium corporation’s by-laws permit meetings to be held by other means (which are specified in the by-law) by which the directors can participate concurrently. 

Therefore, if your condominium corporation’s by-laws provide that meetings can be held by teleconference, and all directors consent to holding the meeting by teleconference, then the meeting can proceed. If your condominium has not updated its by-laws in many years, it would be wise to review them and make sure that your board has the option of alternatives to in-person meetings. If your by-laws do not address this issue, you will need a telecommunications by-law passed before your board can hold meetings in a method other than in-person (see s. 35 of the Condominium Act, 1998).
